BEMS Energy use the “gold standard” accreditation of BREEAM In-Use for our sustainability work. This is an internationally recognised environmental assessment methodology for independent, third party assessment and
certification of a building’s operational performance. We benchmark the current status, and show possible sustainable improvements available through operational efficiency, and how to continually manage the
operation of your building effectively.

There are over 2 million BREEAM In-Use registered buildings, in more than
80 countries.

The performance can be measured for a whole building or part of the
asset, such as a single tenant space.

The standard can be used to assess all existing non-domestic building types against nine environmental categories: Energy, Water, Transport, Management, Waste, Pollution, Health & Well-Being, Land Use & Ecology and Materials.

The standard is broken into three parts, each looking at different aspects of the building:

Part 1 – ASSET PERFORMANCE :

The performance of the assets built form, construction, fixtures, fittings and installed services

Part 2 – BUILDING MANAGEMENT :

The operations and management of the asset

Part 3 – OCCUPIER MANAGEMENT :

The management of building users and services within the building (offices only)

Note: Assets assessed against parts 2 and 3 must be occupied and have consumption data for at least 1 year.

The scores are awarded based on credits achieved within various performance
levels of each category above. This is largely evidence based, and BEMS Energy will assist in the production of Building Log Books and similar documents in order to achieve the best rating possible for your building.

Costs are very dependant on what information is already available. BEMS Energy can also calculate a draft BREEAM score, then wait to submit the site until you have gained extra credits, eg by implementing multi-stream recycling.
